Cleaning and staging should be completed the day before the photo shoot. While I may adjust small items to optimize composition, larger items and staging accessories should be positioned beforehand.
Preparation Guide
Preparing thoroughly for your photo shoot is critical for capturing your home in the best possible light and maximizing its appeal to potential buyers. At Himelick Media, we strive for perfection in every shot, which requires a well-prepared environment. Please follow the comprehensive checklist below to ensure your property is ready and picture-perfect.
Pet Arrangements
We love pets, but they need to be secured or off-premises during the photo shoot. This ensures safety for all involved and compliance with MLS rules that exclude pets from images.
Occupancy
To avoid unintended shadows or reflections, all occupants should be off the property or in unseen areas during the shoot. This also minimizes risks to the equipment set up around your home.
Garage Storage
Utilize the garage to store any items you prefer not to show, as they are typically not included in the photo shoot.
EXTERIOR PREPARATION
- Vehicle Removal: To secure a clear view of your property, ensure no cars are in the driveway or directly in front of the house.
- Avoid Watering Driveways: For a wet look, opt for post-editing effects rather than watering the driveway, which can create uneven dry spots and puddles.
- Conceal Trash Cans and Hoses: Place trash cans out of view and store hoses a day before to prevent any water marks.
- Landscape Maintenance: Mow and trim your yard at least 24 hours prior to the shoot to enhance its appearance.
- Sprinkler Systems: Turn off sprinklers on the day of the shoot to avoid water puddles.
- Pet Waste: Ensure all pet waste is removed from the yard to maintain a clean and appealing outdoor space.
- Pool and Spa Preparation: Clean pools and spas, remove covers, and have them ready. If applicable, provide instructions for turning on any water features.
INTERIOR PREPARATION
- Declutter: Clear away personal items from bathrooms and kitchens. Decorative items like unused soaps or candles can remain to add aesthetic appeal.
- Bedroom Setup: Beds should be neatly made and personal items stored away.
- Hide Trash Cans and Portable Fans: Store these items out of sight to maintain a tidy look.
- Manage Cords and Remotes: While some cords might be unavoidable, try to conceal as many as possible along with any remotes or game consoles.
- Entryway Clearance: Remove shoes, umbrellas, and other items from entryways.
- Window Treatments: Open blinds to showcase views or enhance natural light, particularly if the view is a selling point.
- Lighting: Ensure all interior lights are on and replace any burnt-out bulbs prior to my arrival.
TWILIGHT SHOOTS
If a twilight shoot is scheduled, please have all interior and exterior lights turned on, and activate any pool or spa lights. Turn on all water features to maximize the ambiance.
